Selling
Should I Sell My Tupelo House As-Is or Make Repairs?
Make repairs when they move the house into financeable condition or remove an obvious inspection objection. Sell as-is when the remaining work is large, uncertain, or would require you to fund and manage a project you do not want.
The only repair test that matters
Ask whether the repair changes who can buy the house. Repairs that restore financeability expand the buyer pool from investors to everyone, and that expansion is where the money is.
Repairs that simply modernize a house rarely return their cost in this market, because the buyer prices the finish level against what else is available at that price.
| Work | Effect on buyer pool | Usual call |
|---|---|---|
| Active roof leak | Blocks most financing | Fix or price it in explicitly |
| Failed HVAC | Inspection objection, sometimes financing | Fix if the unit is the only issue |
| Foundation movement | Blocks financing, unknown scope | Get an engineer's report, then decide |
| Dated kitchen or bath | No effect on financing | Leave it, price to condition |
| Carpet and paint | No effect on financing | Cheap, do it only if the house is being listed |
| Cleanout and yard | Perception only, but strong | Usually worth the day |
When as-is is the better math
As-is wins when the repair scope is uncertain, when you would have to borrow to fund the work, when the house is vacant and carrying costs are running, or when the timeline matters more than the last few percent of price.
It also wins when you simply do not want to manage contractors from another state, which is a common situation with inherited property here.
As-is does not mean undisclosed
Mississippi sellers of residential property generally provide a property condition disclosure. Selling as-is sets the repair expectation. It does not remove what you know about the property from the conversation, and hiding a known defect is how a closing falls apart late.
Common questions
- Will cleaning and hauling off junk change the price?
- It changes how the property is perceived and photographed, which affects showings and offers on a listed property. On an as-is sale to a buyer who is gutting the house anyway, it usually matters much less.
