Compare the two routes on net proceeds after all costs and carrying time, plus how certain each path is to actually close. A listing usually produces a higher gross number on a financeable house. A cash sale trades some of that for speed, certainty and no repair work.

Build both columns before you decide

Write down the realistic gross for each route, then subtract everything that comes out of it. Most people compare a list price against a cash offer, which is not a comparison at all.

When a listing is clearly the right call

The house finances, you can wait, and you are able to present it well. That combination almost always produces the highest net, and no honest comparison says otherwise.

When the cash route makes sense

The house will not finance, the repair scope is uncertain, the property is vacant and costing money every month, the estate needs to close, or you live somewhere else and cannot manage the work.

Certainty has real value in those situations, and it is legitimate to pay for it.

Verify the buyer either way

Ask how the purchase is funded, who is closing it, and whether the contract can be assigned to someone else. A price on paper is worth what the buyer can actually perform on.
