How Much Is My Tupelo Home Worth?
A Tupelo home value is set by condition, financeability, construction era, lot situation and genuinely comparable recent sales. Automated estimates weight square footage and public records heavily, which is why they miss most on older homes, renovated homes and anything with acreage.
What an automated estimate is doing
An automated model reads tax records, prior sale prices and nearby transactions, then fits a number. It has no view of your roof, your foundation, whether the kitchen was redone in 2004 or last year, or whether the back half of the lot floods.
In uniform subdivisions the model does reasonably well because the houses really are similar. In older Tupelo neighborhoods, where two adjacent houses can differ by decades of maintenance, the error range widens considerably.

- Who is on the deed and whether any estate or lien is open
Two different numbers, both legitimate
A retail market value assumes a financed buyer, time on market and a house that will pass inspection and appraisal. An as-is or investor number assumes the buyer absorbs the repairs and the risk, and prices accordingly.
Neither is the real number in isolation. The comparison that matters is what you net under each route after costs and time.

- Is a tax assessment the same as market value?
- No. Assessed value is calculated for property tax purposes and follows its own schedule and methodology. It is not a market appraisal and should not be used as an asking price.
- Do I need an appraisal to find out what my house is worth?
- Not to make a decision. A licensed appraisal is a formal opinion usually ordered by a lender. For deciding what to do next, a well-informed local valuation based on accurate property details is generally enough.
