How fast can you sell a house in Mississippi?

The house is rarely what slows a closing down. Title usually is.

The short answer

Some cash transactions can close in roughly a week when the title is clean, the seller is ready and the buyer has funds on hand. That is a real outcome, not a marketing number, but it is the fast end of the range rather than the normal one.

What actually sets the pace

Title search and the closing attorney's schedule. This is the floor on almost every transaction.

Liens and payoffs. Mortgages, judgments, delinquent taxes, contractor liens and old second mortgages all have to be located and paid or released.

Heirs and probate. If the owner has died, the estate usually has to be handled before anybody can convey clear title.

Occupancy. A tenant with a lease, or one who is not leaving, adds time.

Find the deed and know exactly whose name is on it. Get a payoff figure from your lender. Check whether the county shows delinquent taxes. If somebody has died, find out whether an estate was ever opened. Those four answers save more time than anything else you can do.
